PRESS RELEASE 22 September 2015
Winning Planning Consents is Key to A Successful Economy:
Says Fore Consulting following a Raft of Planning Wins in the North of England
With the supply of commercial space beginning to contract in our core cities, and the delivery of new houses lagging way behind Government targets, it is more important than ever that the planning process is able to efficiently deal with new applications and allow new development to proceed. Fore Consulting, one of the north’s leading transport consultancies specialising in three key strands of business: development planning; strategy, planning and delivery, and microsimulation modelling, has assisted in gaining six recent successful planning consents across the Yorkshire and North East regions.
As Fore forges ahead with this latest announcement for major clients, they see that efficiently resolving the transport issues to enable the granting of planning consent is a key priority and their ability to successfully manage this process is vital to clients.
Myles Hartley Managing Director of Caddick Development Ltd said, “We were really impressed with the speed with which Fore were able to produce the supporting material, deal with the key highways issues and agree matters with Highways England and the Council. With Fore’s help the team was able to achieve planning consent less than six months after commissioning the project.”
Recent wins on planning consents granted include: -
· Trinity Farm, Knottingley, Wakefield – Go-ahead for 1,900 jobs at new employment site between M62 and A1(M) - Transport Assessment and Travel Plan for a new TKMaxx distribution centre on a site next to Junction 33 of the M62, granted by Wakefield Council.
· Tockwith, North Yorkshire – Outline consent granted for 80 new residential dwellings with access from Southfield Lane, for Lonsdale Developments Limited granted by Harrogate Borough Council.
· Ruth Gorse Academy – A hugely important new Secondary Free School for 1,580 pupils on the site of the former Yorkshire Chemicals Works at Black Bull Street, Leeds – for BAM Construction Ltd, granted by Leeds City Council.
· Low Moor Farm, Morley, Leeds – Outline consent for development of 200 new residential dwellings, for Persimmon Homes, resolution to grant by Leeds City Council.
· Faverdale, Darlington – new food store on a brownfield site for Lateral Property Group and LBW Investments, granted by Darlington Borough Council.
· Coniscliffe Road, Hartlepool – detailed consent for 39 residential dwellings, for Tunstall Homes Limited. Recently granted by Hartlepool Borough Council.
· Metrovick House, Northumberland Street, Newcastle – consent granted by Newcastle City Council for change of use to 57 studio apartments to be provided for student accommodation for S Harrison Developments Ltd.
Paul Irwin, director at Fore adds:
“Transport planning has never been more important in the context of ensuring the UK economy can continue to grow. Development relies on obtaining deliverable planning consents to enable sites to come forward, and this is often the most important objective for our clients. A key factor in many planning applications is the need to reach agreement on highways, transport and access issues. A large part of our work at Fore is in helping our clients in identifying affordable and deliverable access solutions to allow consents to be obtained”
“Achieving planning consent is not always easy, and we recognise that our job is also about the ability to successfully communicate the benefits of a particular approach, to persuade where necessary and help overcome any objection through negotiation, and taking a sensitive approach in dealing with stakeholders. Where transport matters need resolution, this is where we come into our own. At Fore we have a vast amount of experience in bringing forward a whole range of development proposals, with an unrivalled team. Doing this quickly and efficiently allows consents to be granted in a timely manner and enables construction to commence on the ground as soon as possible, bringing benefits to both our clients and the wider economy.”
